SURVEY AND PLACE MARKERS ON PROPERTY LINES
  • property lines and lot lines surveyed and marked
  • land parcel boundary lines surveyed and marked

These services are often requested for construction of fences, garages,
retaining walls, and landscaping.

CERTIFIED LAND SURVEY MAPS
  • property line exhibit
  • city lot or land parcel
  • architectural conditions survey
  • engineering conditions survey
  • Surveyor’s Certificate of Land Surveyed

  • topographic survey
  • ALTA/ACSM Land Title Survey

  • rain garden
  • easement
  • forensic-accident survey

These mapping services are often requested to obtain a building permit, building
variance, transfer land ownership, satisfy permitting by city officials, and provide
planning and site design information.

LEGAL DESCRIPTIONS OF LAND
  • land parcel description review and drafting
  • easement description review and drafting

Legal descriptions often require the expertise of a Land Surveyor, especially
regarding transfers of land ownership.

CONSTRUCTION SURVEY SERVICES
  • pre-construction survey of site conditions
  • construction layout survey stakes
  • construction confirmation of structure locations
  • post-construction AS-BUILT  survey for plan verification

These services are often demanded for on-site excavation, earthwork, and

SPECIAL SURVEYS
  • precise leveling
  • aerial control for photogrammetry
  • geodetic control

Types of surveys and application

Boundary Survey:      A survey to establish boundaries of a land parcel using legal descriptions. Land monuments or markers are
restored or set new at boundary corners or along boundary lines of the parcel.  Markers are often iron rods, pipes, or concrete
monuments in the ground, or nails set in concrete or asphalt pavement.

ALTA/ACSM Land Title Survey:      A standardized survey proposed by American Land Title Association (ALTA) and American
Congress on Surveying and Mapping (ACSM) that combines boundary survey, mortgage survey, and topographic survey procedures.

Mortgage Loan Survey:     A basic survey to verify land boundaries and building locations. Often a mortgage survey is required by
lenders to grant a mortgage loan.

Engineering & Arcitechural Surveys:    Those types of surveys supporting engineering and architectural design, and they include
topographic, site layout and as-built procedures, often demanding complex computations beyond normal civil engineering and
architectural practices.

Topographic Survey:     A survey to measure elevations of land, depicted as contours lines on a survey map.

Measurement Survey:    A building survey supporting data for new building planning and design, before renovation of a
commerical building, or a survey verifying building locations at the end of a construction project known as "AS- BUILT SURVEY .

As-Built Survey:     A survey made during or after a construction project to provide a record of building location with respect to
building plans and specifications.

Foundation Survey:      A survey made to determine positional data on a poured foundation. This ensures the foundation was
constructed at the location and elevation authorized by plan, site plan, or subdivision plan.

Deformation Survey:    A survey to determine if a structure changes shape or moves. The three-dimensional positions of points on
the structure are measured, time passes, and these points are re-measured and compared with older positions to reveal movement.
